Removing the foam only fixes the mortgage problem if you can prove it was done properly. The paperwork is what your lender's surveyor and your buyer's solicitor actually look at.
Ask for all of these
- Completion report or removal certificate. Who did the work, when, which areas were cleared, and the type of foam removed.
- Before and after photos of the whole roof structure, not just a few close-ups.
- Timber condition notes, ideally with moisture readings, and any damage found.
- Ventilation confirmation. How the roof will breathe once the foam is gone.
- Waste transfer note showing the foam went to a licensed facility.
- Re-insulation details, if new insulation was fitted.
RICS recommends keeping photos, moisture readings and records of roof works for any spray foam home, so these records match what surveyors expect.
Ask to see a sample completion report before you book. A firm that can't show one is a risk.
Independent sign-off
Some firms arrange an independent surveyor to inspect after removal. It costs more, but a report from someone who didn't do the work carries more weight with a cautious lender.
