Spray foam insulation removal cost (UK)

What spray foam removal costs in the UK, a quick estimate for your roof, and what should be included in a quote.

Checked 6 Nov 2026

Quick cost estimate

Pick your home or enter your roof area. Based on Checkatrade's published average of about £40 per m².

Estimated removal cost£2,600At the published average rate. Your fixed price comes after a survey.

Home sizes are rough roof areas (80m² for a 3-bed detached is Checkatrade's example). Measure the roof slope or ask for a survey for a real figure. Closed-cell foam, tight access and timber repairs push the price up.

Most loft removals cost a few thousand pounds. The final price depends on the roof area and on what the foam has done to the roof.

Treat these as a starting point. A firm should give you a fixed price after seeing your loft.

What changes the price

  • Roof area. Removal is priced mostly by square metre.
  • Type of foam. Closed-cell foam is rigid and dense, so expect it to take longer to remove than soft open-cell foam. See closed-cell vs open-cell removal.
  • Access. Low pitches, small hatches and boarded lofts slow the work.
  • Roof membrane. Foam sprayed straight onto felt or a breathable membrane can damage it on removal, and buyers are often told to budget for a new membrane.
  • Timber condition. Rot found once the foam is off adds repair work. In the worst cases the roof needs replacing.
  • Re-insulation. Putting insulation back afterwards is extra unless it is included.

What a good quote includes

A survey before the price is fixed, removal and legal waste disposal, a clean-down of the timbers, a completion report with photos, a waste transfer note, and whether re-insulation is included. You can compare firms on the ones they publish.

Is there help with the cost?

The government has said it won't pay for removal directly, but there are other routes if your foam was fitted under a government scheme. See grants and help with removal costs.
